Who do I tell about physical problems with my unit?
Maintenance requests can be submitted through the Property Meld app at http://app.propertymeld.com/. This will go to the association’s management company to be addressed. If you are experiencing a life threatening emergency such as fire, break-in, or gas leaks, please contact 911 immediately. For any other emergencies that could cause significant damage if not dealt with immediately, please call the emergency line at 423-202-0865 and they will dispatch help.
How can I reach the Property Manager in person?
The property manager for Holiday Beech Villas is The Wilson Agency. Their role is to manage the association’s financials and assist with communication between the board and owners. How can I reach Officers of the Board of Directors?
Address your written comments to the Property Manager at [email protected], who will then forward your message to the appropriate person.
May I attend the Board of Directors' Annual meeting?
Unit owners and visitors are encouraged to attend the Annual Meeting, which is held on the third Saturday of July at 10 am. Proper notification will be sent before the meeting.
How much are monthly fees? What does my fee pay for?
The assessment for a one-bedroom is $355 and $495 for a two-bedroom unit. The monthly fee pays for water, sewer, Town trash costs, Spectrum TV and internet, insurance and property taxes for common grounds, clubhouse and property manager's fees and maintenance for common grounds. The monthly fees also pay for the continued upkeep of Holiday Beech Villas.
How do I handle my unit's trash?
At the clubhouse, you'll find two dumpsters designated for household trash. Please refrain from leaving trash outside your unit or using the pet waste station cans, as it can draw bears and raccoons. For bulk items, kindly take them to the Watauga or Avery County dumps. Remember to flatten all cardboard boxes and place your garbage bags towards the rear of the dumpster.
Who may use the Club House?
Homeowners and their guests are welcome to use the Club House for visits or events. Groups are kindly asked to tidy up and return furnishings to their original positions post-event. The clubhouse is equipped with two washers and dryers, each requiring four quarters. To reserve the clubhouse, please contact the Property Manager at 423-952-1872.
Can I have my own washer and dryer?
Approval by the Board and installation by a licensed contractor are required to prevent damage to other units. Venting dryers to the front of the building is strictly prohibited.
May I add a hot tub to my unit on the back deck?
The Board has voted against adding any type of hot tubs on the deck structure.
I'm handicapped: how do I request special structures for my unit?
All special requests must be submitted in writing to the Board via the Manager. These requests are evaluated in line with the bylaws and local regulations. The Board is dedicated to addressing the unique requirements of unit owners while adhering to legal regulations, structural considerations, and resource availability. Owners will bear the financial responsibility for any modifications or enhancements to their units or ramps.
Is the local wildlife dangerous?
Approach with caution: Groundhogs inhabit the property near stairs, black bears are known to frequent the area, as well as cats, raccoons, and deer. It is important not to feed, pet, or tease any of these wild animals.
Can we pick the wild berries and flowers in the area?
Yes, proceed with caution. Chiggers and various insects inhabit the berries and flowers, while ferns and other plants are prone to fungal infections that can swiftly spread to neighboring flora.
Is there a pet ordinance?
Holiday Beech Villas welcomes pets but requires homeowners to leash and control their animals in shared spaces. Pets must be kept away from gardens, walkways, and car areas, with owners responsible for cleaning up and disposing of waste properly. Pet waste stations are available at Lower Holiday, Mid Holiday, and Upper Holiday. Unattended pets should not be left on decks to avoid disturbing others. Check out our Pet Policy for more details.
Where can I get recommendations for persons to provide other assistance or repairs that are not the responsibility of HBV?

Are smoke and carbon monoxide detectors required?
When renting out your unit, the Town of Beech Mountain mandates the presence of a smoke detector, a carbon monoxide detector, and a fire extinguisher within the premises.
May I install a fireplace in my unit?
Per North Carolina State Law, non-vented gas heaters, which do not necessitate a chimney or structural modifications, are permitted in two-bedroom units. However, one-bedroom units that are connected to the living area must have a vented gas fireplace. These vented units should be directed out to the back porch to ensure the vents remain hidden from the front of the buildings. While existing stone fireplaces in two-bedroom units are permitted to burn wood, owners are strongly advised to switch to propane gas for fire safety reasons. The association mandates that propane fireplaces or heaters be installed by a licensed contractor. Prior to installation, confirmation from HBV's maintenance team regarding tank placement is mandatory. Additionally, a town ordinance stipulates that all propane tanks must be concealed. Moreover, the use of realistic-looking electric fireplaces that emit heat is also permissible.
May I have a charcoal or gas grill on either deck?
State regulations prohibit open fires on wooden decks or patios of multi-family homes. Grilling on your deck is only allowed with an electric grill.
How do I find the water turn-off valve for work on my unit?
Individual shut-off valves can be found in the crawlspace of buildings A, C, G, the smaller side of F, H, and K.
Buildings B, D, E, and the larger side of F do not have individual shut-off valves. For further information or assistance with closing the shut-off valves, please contact the maintenance contractor at [email protected].
How can I add other TV channels to my Basic package?
Please reach out to Spectrum to customize your channel selection. Any additional channels beyond the basic package will incur extra charges.
